The legal bit, handled

If you let a property with gas in it, you need a Landlord Gas Safety Record renewed every twelve months, with a copy to the tenant inside 28 days. We test every appliance and flue in the property, run a tightness test on the installation, and issue the record the same day. Combustion readings come off a calibrated Kane analyser and get printed at the appliance, so the certificate has real figures behind it rather than a tick in a box.
