An hour a year, and it keeps its warranty

Boiler servicing

A full annual service: combustion analysis, seals, safety devices and a written report. Miss one and most manufacturers walk away from the warranty.

  • Kane flue gas analysis, printed and recorded
  • Seals, electrodes and condensate checked
  • Safety devices function-tested
  • Written report and a reminder next year
01

What a real service involves

The casing comes off. We inspect the heat exchanger and burner, clean and gap the electrodes, check the condensate run for blockages, test every safety device, and analyse the flue gases against the manufacturer's target ratio. Then it goes back together and gets a working-pressure check. A wipe-down and a sticker is not a service.

02

Why the date on the sticker matters

Almost every manufacturer's warranty is conditional on an annual service by a Gas Safe registered engineer, recorded in the benchmark book. Skip a year and a heavily priced heat exchanger becomes your problem rather than theirs. We keep the record and give you an alert before it lapses.

03

The Kane analyser, and why it prints

Combustion gets measured, not eyeballed. We use a Kane flue gas analyser — the standard instrument on UK gas work — with the probe in the appliance's sampling point. It reads carbon monoxide and carbon dioxide straight out of the flue, works out the CO/CO₂ ratio and puts it against the figure the manufacturer sets for that boiler. An appliance can look and sound perfectly healthy while burning well outside its range, and the analyser is the only thing that will tell you. Ours is calibrated and certificated every twelve months, and the readings print on the spot, so the numbers go on your record rather than staying in our heads.
